And while these photographers are pretty magical, they can’t photoshop the clutter out, so a god deep cleaning and pre=packing is always essential before photos are scheduled. Say cheese!

Dazzling Descriptions: Words that woo, and crafting a compelling listing description can be an art form. A skilled Realtor knows how to weave words that entice and captivate potential buyers. They’ll highlight the best aspects of your home, from the gourmet kitchen to the spa-like bathroom. The goal? To make buyers fall head over heels for your property before they even step through the front door. Lately, I’ve been trying to stray away from repetative descriptions like “Charming,” “Potential” and “Curb Appeal,” because to me it seems played out and I feel like everyone uses that in their descriptions. I’ve tried to focus more on the history of the house, what makes it a home, and other features that make it stand out from the house next door.

Virtual Tours: Step inside without leaving home. Virtual tours are the next best thing to an in-person showing. These really took off during Covid when open houses weren’t an option, and you could only have a certain number of people in the home at a time. I cant even count how many facetime calls and video walkthroughs I did for clients… But with advanced technology, a Realtor and a skilled photographer can create immersive virtual experiences that allow buyers to explore your home from the comfort of their couch. It’s like having an open house 24/7, minus the stress of tidying up!

Extensive Online Presence: Casting a wide net to reach as many potential buyers as possible, your home needs to be showcased on various online platforms. A Realtor has access to multiple listing services (MLS) and can ensure your home appears on popular real estate websites, reaching a vast audience of eager buyers. Some Realtors stick to one region for their listings, typically places they’re familiar with, but I like to be a member of more than one MLS so that it reaches a huge portion of Colorado, not just my metro area.

Network Power: A well-connected Realtor has an extensive network of fellow agents, industry professionals, and potential buyers. They can tap into these connections, spreading the word about your home by generating buzz within the real estate community. The more eyes on your listing, the higher the chance of finding the perfect buyer. Another thing I like to do with this is Reverse Prospecting. With our MLS access we can see which agents have clients that have criteria that matches the specs of your home. Every few days or so I like to check this ht counter and reach out to those agents for feedback. What did they think? Their Clients? Is there anything they need in order to make an offer on your home. All you have to do is ask.

Expert Market Analysis: Pricing it right and determining the optimal listing price is crucial. A Realtor has the expertise to perform a comprehensive market analysis, considering factors such as recent sales, market trends, and your home’s unique attributes. This ensures your home is priced competitively, attracting serious buyers while maximizing your return on investment. Each Realtor has their own methods but at the end of the day, you have number in your head, and I have a number that the data supports. Sometimes they can be pretty darn close, but other times it’s about setting expectations. I like to tell my sellers that a home is only worth what someone is willing to pay for it. If you need to make a certain amount, then we might have to wait longer for the right buyer, But if you want get rid of it fast, you might not get the number you want. It’s a give and take with the market because it changes so frequently, but at the end of the day, we’re just trying to find the bottom, and get all your needs met.

And especially in more rural towns, you’d be amazed how many folks still prefer mailers, and avoid the internet entirely.
